Process

Three stages, in order

Each stage closes with a written record you keep. Nothing moves to the next stage until you confirm the previous record is correct.

  1. 01

    Intake consultation

We start with a call of forty to sixty minutes. You describe the intended use, the budget ceiling, the travel radius from Kyiv, and whether the house must work year-round. We write the answers down and send the record back for correction before any search begins.

  2. 02

Verified shortlist of three to five parcels

Three to five parcels reach the shortlist, never more. Each row carries a cadastral number, hectares to two decimals, land-use class, and a verification stamp with the date the record was last checked. Water, gas and power are marked confirmed, absent or unverified. Sadyba Bureau is a selection and referral service, not a licensed agency and not the owner of the land.

  3. 03

    Accompanied site visits

We drive to the shortlisted parcels with you on a date you choose. Access roads, boundary markers and utility connection points are inspected on the ground, and every difference from the registry record is written into the visit note with its own date.

Every figure above comes from the state cadastral registry, then from a field visit. The data sources we use and a sample dossier row are on this page. Our fees are published on the fee schedule before any work starts.

Registry and field record

Where every figure in the dossier comes from

A dossier line is only published when the same value can be traced back to one of three origins. Nothing is copied from an advert, and nothing is estimated.

  1. 01

    Public cadastral registry

The State Land Cadastre extract supplies the cadastral parcel number, the area in hectares to two decimals, the land-use class and any registered encumbrance. We re-pull the extract on the day the dossier is issued.

  2. 02

    Field visit

A surveyor walks the plot: boundary markers, access road width, relief, distance to the forest belt, and the distance to the nearest utility connection point. Coordinates and photographs are attached to the row.

  3. 03

    Dated verification stamp

Water, gas and power are recorded as confirmed, absent or unverified, each with the date it was last checked. The stamp shows how long the figure has been standing, so you know its shelf life before you travel.

04 Evidence

One parcel line, exactly as it arrives

Each row of a dossier keeps the same five fields, and each field carries the date it was last confirmed. Hectares stay at two decimals, so nothing is rounded for presentation.

04 / Next step

Flat fee published before any work begins

Send one intake form, get a dated dossier

Write down the oblast, your budget band and whether water, gas and power are mandatory. We return a shortlist where every parcel carries a cadastral number, hectares to two decimals, a land-use class and a verification stamp. Utility status is marked confirmed, absent or unverified, each with the date it was checked.

Sadyba Bureau is a selection and referral service, not a licensed real estate agency and not the owner of any property shown. The flat fee and the scope of work are stated in writing before we begin, and no commission is taken on the purchase price. A dossier records what was checked and when; it is not a guarantee that a parcel will be found or that it carries no risk.
